How to read internal flash memory from MCUXpressor debugger?

Hi all, This might be dumb question, but I wonder why MCUXpressor displays invalid data when trying to read the flash at 0x10000000 on LPC54S018JxM part? Please see the attached. I tried to erase the whole region of the flash first via MCUXpresso IDE, but it still displays the same.

Please test hello_world_qspi_xip demo code under lpcxpresso54s018m SDK install. see 0x10000000  in memory window.
